A chemist’s shop on Linking Road and a glass floor in BKC both get filed as commercial. I do not use the same package. aluminium windows for commercial buildings exist because span, the number of times a shutter opens, wind, and the fire officer are not theoretical. uPVC has a job on smaller rooms. Swapping them in a VE because the rate looked friendly is how you meet a tenant in year two.
commercial windows Mumbai also have to live with rain that is dirty, cleaners who use what is in the bucket, and air-conditioning that runs whether the cabin is empty.
What I ask before I pick a system
Who leans on the sill. How often the shopfront opens. What the structural engineer wrote for wind. What sightline the architect already showed the client. If those four have not been in one room together, the window will please one of them and fail the others.
Duty cycle matters more than people admit. A ground-floor retail slider that opens all day wants hardware you can still buy in five years. A director’s cabin that opens twice a month can be calmer.
Aluminium, which is most of the facade work
It spans. It takes the glass the drawing shows. It can be taken to an IS wind number. Where the fire strategy cares, uPVC often cannot enter the conversation. Powder colours hold a corporate elevation. A thermal break stops the AC fighting the mullion — I argue for it on glass-heavy office building windows the same way I do on a west house.
Towers: aluminium, or a curtain wall cousin. That is stiffness. Not taste.
Where I still use uPVC
Back office. A small shop that wants insulation and a lower ticket. A meeting room on a loud road that does not need a 12-metre ribbon. Multi-point locks, glass that matches the use, a crew that understands a public floor — it can be a clean job.
I will not put light uPVC on a high, wet, windy commercial face because the spreadsheet smiled. The first pre-monsoon storm writes the variation.
Numbers I actually see
Aluminium, specified like we mean it: Rs 850–2,500+ a sq ft. uPVC: Rs 450–1,600. Access, night work, mock-ups on a live building sit on top. The VE that swaps DGU for single glass shows up as a tenant email, not as a saving.
IS 875, ECBC if the building is in that game, acoustic if you sold a quiet floor. Certificates for the system you are buying, not a cousin in Germany. Who owns the flashing when facade and windows are two contracts — write it. I have stood in the gap between those two emails.
Measure as-built. Freeze glass before someone orders two thousand feet of the wrong pane. Install with the waterproofing, not after interiors have painted themselves into a corner. Open, close, lock. Hose if you can. A commercial callback is not a WhatsApp sticker. It is a manager.

Frequently asked questions
What’s the default for a proper commercial facade? Don’t be diplomatic.
Aluminium on the skin. uPVC where the brief is small and comfort-led. I am not diplomatic about a 30-storey shopfront in light plastic.
Can we use uPVC for a small office or a shop to save money?
Yes, often. Size the opening, check how often it opens, and do not pretend it is a tower spec.
The architect already showed the client a thin dark grid. Can we VE that to uPVC?
You can try. The first pre-monsoon storm on an exposed face writes the variation. I have watched that email.
What about wind? Our engineer keeps sending us IS 875.
Good. The system has to meet that number, with anchors that match the structure. “It should be fine” is not a calculation.
Fire officer is involved. Does that kill uPVC?
Sometimes. Where the strategy cares, aluminium is the conversation I can actually have.
Rough cost, so we can stop guessing?
Aluminium Rs 850–2,500+ a sq ft specified properly. uPVC Rs 450–1,600. Gondola time and mock-ups sit on top. 2026, they move.
Thermal break on an office floor — luxury or necessary?
If there is a lot of glass and the AC runs all day, I argue necessary. Same as a west house, more facade.
We’re on the coast. Special request?
Finish and hardware. The material is second. Cleaners will use what is in the bucket, so write a note for FM.
Who owns the flashing if facade and windows are two contracts?
Write it. I have stood between those two inboxes. Water does not care about your packages.
When do we freeze the glass?
Before someone orders two thousand feet of the wrong pane. After interiors have painted themselves into a corner is too late.
How is this different from a house job?
Duty cycle, codes, access, and who screams when a window sticks. A house leak is a stain. A tenanted floor leak is a manager.
Why Star Windows on a commercial package?
We have fitted commercial windows Mumbai floors where the drawing and the hole disagreed by 18 mm. I would rather freeze a spec than rush a wrong module.
Mock-up, schedule, a quote that names glass and hardware. Not the words “commercial quality.” Talk to Star Windows before the VE meeting, not after.
